Did some checking, purchase price from previous owner in 2003 was 185K. seems a bit over-priced at 285K!

Here, here! I wonder if the seller is expecting that prospective buyers will try to bid the price down? The major communities that this station's signal reaches during the day are Newport (population of about 10,000) and Waldport (population of about 2,000). The nighttime signal is slightly more powerful than that of a TIS station.

Way over priced...it's so hard financially to run AM small market radio today especially in a seasonal market such as the coast and payments/terms on $285K would eat up a lot of your monthly ad revenue.

Well that is Windermere ! There is a new house down west of here in a fine neighborhood, nice place 2850 sq feet some nice appointments big garage..but they want 500 K for it...based on some other places in that neighborhood it is probably worth more like 410 K....

They always over price their listings...especially Windermere.

I thought the 185 price was a bit heavy at the time, but seriously looked in to it then. While there was a small but solid advertiser base, just no growth potential, so no real chance to build a solid live local station from a revenue standpoint. I thought you would have to do some serious out of market promotion of the community since the area generates a high level of tourist drive through. Someone could make it work, but you would have to be heavy on syndie stuff local sports, and Otto. It would show a small profit if you hustled and were a local, but I don't think you could live on the income generated. At the time, there was the ability to increase existing revenue. That is my findings at that time. Your results may vary.
Wonder what they are generating per month right now? 14k would be great for this station and market. 3-5 more likely, but I don't know how actively the station is being marketed. It's been awhile since I focused on the business side and I might be totally off base with these numbers.......

Waldport is trying to develop a major resort. It has the town divided. Growth may happen, but man, its a gamble.

The wife is from there and she just reminded me that in the last few years Waldport has undergone quite a change -- upscale that is. Recently this summer ODOT completed a major multi-million overhaul of hwy 101 through town to make it pedistarian (spell that!) friendly, PLUS a multi million dollar ODOT way station is on the books to be built at the foot of the Alsea Bay Bridge.
