Damn you Obama, my property taxes went up!

    For Clackamas county homeowners, today is the day many of us got our property tax statement.

    Thanks to Obama's roaring economy, the county bumped up the assessed value of our house some $30k.

    You thanked the wrong person. The way Measure 47 was written your assessed value goes up a maximum of 3% a year until it reaches the RMV (Real Market Value).

    So the fact that it went up by $30,000 is really a case of "Thanks Bill Sizemore".

    Our tax bill went up 5% from last year's amount while the assessed value went up the maximum 3%.

    Yes there is a reason why it went up 5% is due to Gordon Smith and his Republican buddies.

    The local option is the problem. The tax base for schools that is allowed to increase by 3% each year, only increases by 3% each year when property values are increasing by more than 3% each year.

    Well business property is not increasing by 3% each year, and the crash of 2008 sent many houses to a lower Real Market Value.

    So with business property increasing is at less than 3% growth a year in Real Market Value, and if the school district you live in has a local option, then the tax you pay for schools is against your Real Market Value, not the lower Assessed Value.

    So consumers are paying a greater percentage each year for property tax, and a greater portion for State Income Tax than businesses. So is reform needed?

    Of course, unfortunately the only reform that is talked about is lowering taxes for business and that's why nothing gets done.

    We are just the plantation out here, there are companies who set up their production facilities in Oregon because of the low business taxes, they just have suckers in the 4th estate that they have convinced that it can be even lower, Mississippi here we come.

    I'm pretty well versed on property taxes. RMV has zero impact and is a meaningless figure provided by the county, and, it's usually 10 months behind real time and even if it wasn't, would still be wildly off. It's more or less a guess by the county. And it's typically less than what the actual market value is. Which is why it's meaningless.

    The numbers that matter are your Tax Assessed Value, your millage rate, and whether you pass any additional levies or bonds. Tax assessed values are pretty much guaranteed to rise a minimum of 3% each year, this is a given. Additional to that are any bonds or levies that are voted in locally, those are added on top. Just the same if a school levy expires without being renewed, taxes will go down even though your tax assessed value will go up to the max 3%.

    Having read through this and doing a bit of math, things didn't add up so I went back and re-read the property tax statement.

    It appears I misread (but there's a good reason for that!).

    The RMV is what went up 30K! The assessed value went up only $7500. The actual tax increase is about $75.

    My confusion was the last line of figures in the statement which showed the assessed value MINUS our Forest Exemption which is about 50-60 percent off a typical assessed value.

    Although the exemption is nice, it only offsets the generous bond passed by Christians in Newberg to go on a school building spree. :evil:

    I am probably one of just a handful of Clackamas co residents funding a school district in another county. And they happen to be full of George FOX narrow-minded nitwits. :evil:
